No News Is Not Good News

Three weeks on the market, not a word from the agent. Is that fine? Sellers are trained to think so. It isn't.

Silence never means nothing happened. In any given week your listing was seen a countable number of times, generated a countable number of enquiries, and produced viewings, feedback — or the notable absence of both. All of that is information. "Nothing to report" almost always means "nobody looked at the numbers", and it leaves you making the biggest financial decision of your year with no instruments on the dashboard.

Silence has a cost

A listing that's drifting — wrong price, tired photos, buried on page four of the portal results — announces itself early in the data. Views without enquiries. Enquiries without viewings. If nobody tells you for six weeks, you've lost six weeks, and stale listings raise buyer suspicion all by themselves. The sellers who get told in week two are the ones who fix it in week two.
