Who Should Do Your Viewings?

Some agents insist only they should show your home. Some sellers wouldn't have it any other way. The honest answer is more interesting than either camp admits.

One of you knows the boiler's quirks. One of you knows what buyers ask.
THE MYTH"Viewings must always be agent-led — buyers won't be honest with the owner in the room, and owners always oversell."

There's a grain of truth here: buyers do speak more freely to a third party, and a trained eye knows when to stop talking and let a kitchen sell itself. But the blanket rule ignores what owners bring: nobody else knows the morning light in the back bedroom, the neighbours, the school run, which log burner heats the whole floor. In a rural patch like ours — where a property's story is half the value — an owner who loves the place can be its best advocate, with a little coaching.

The real answer: it depends, so decide deliberately

THE TRUTHThere's no universally correct answer — only a correct process: decide together, prepare properly, and collect feedback within 24 hours whoever held the keys.

What we won't do is use viewings as a lever to justify a fee. Whichever model you choose, the feedback lands in the same system and reaches you just as fast.
